“Exclusive Luxury Condos Project Denied in Puerto Aventuras”

The Secretariat of Environment and Natural Resources (Semarnat) has halted a project by the company Latitud 40. The company's plan was to build a luxury residential development within the Marina of Puerto Aventuras. The proposed project, "Brhiza del Mar", aimed to establish a luxury residential community in one of the last remaining seafront reserves.

Latitud 40's vision for Brhiza del Mar was a unique lifestyle in an exceptional natural environment. The project planned to offer luxury beachfront apartments on Bahía Xcacel Avenue within the marina. The location is surrounded by a jungle environment, lush vegetation, and direct access to a marina and the Caribbean Sea.

The potential residents would have enjoyed stunning ocean views and the convenience of nearby golf courses, hotels, restaurants, and other recreational facilities. However, these plans failed to convince the General Directorate of Environmental Impact and Risk (DGIRA), a division of Semarnat. The DGIRA rejected the project, which was submitted in June 2022.

Latitud 40 has the option to reapply for approval with a new Environmental Impact Statement (EIS). This would require addressing and correcting the concerns raised by the federal agency in their initial review.
