A crowded public office space decorated with Christmas ornaments, including red garlands and a large star, with people waiting for service and interacting with clerks behind a counter labeled "Caja Recaudadora".

The local government in Cancún is encouraging residents to pay their property taxes promptly and take advantage of the available discounts on penalties and surcharges. These discounts are already in effect and will apply to the 2025 tax year starting from January 6.

The municipal treasurer, Elsy Marbella Ku Pech, highlighted that property tax payments make up 40% of the municipality’s total income, which totals over 7 billion pesos. Therefore, it is crucial for residents to stay up-to-date with their payments.

The early payment discount will continue into the 2025 fiscal year. From January 6 to 24, there will be a 15% discount on property tax payments, from January 27 to February 15 a 10% discount, and from February 16 to March 15 a 5% discount.

This initiative comes as the Benito Juárez municipality still faces a 30% deficit in property tax payments and has approximately 175,000 land titles that need to comply with property tax obligations.

The treasurer urged residents to stay current with their property tax payments. Once they are up-to-date in 2024, they can look forward to the discounts offered in 2025. The first discount offered is a 100% waiver on fines for those with one year of debt; a 75% discount for those owing two years back; and a 50% discount for those with a backlog of three years or more.

The collection of property tax represents 40% of the municipality’s own income. Therefore, it is critical for residents to stay current with their payments.

From January 6 to 24, a 15% discount will be granted on land tax payments; from January 27 to February 15, a 10% discount; and from February 16 to March 15, a 5% discount.

Despite the current delinquency, property tax payments remain one of the primary sources of income for the municipal government. This income is essential for funding various infrastructure projects, public services, and social programs in the city.
