Influencer Exposes Tulum Real Estate Scam

Influencer and entrepreneur, Poncho de Nigris, has recently spoken out about a real estate scam he fell victim to after purchasing an apartment in Tulum. In an interview, de Nigris expressed his frustration and stated his intention to seek answers from the responsible company based in Monterrey.

De Nigris explained that he had initially kept quiet about the situation, but decided to go public after he witnessed the poor condition of his property during an unexpected visit.

The property was his first apartment, and it took around four years to complete. Despite promises of high returns and increased value, de Nigris said he has not seen any profits from his investment.

During one visit, he arrived to find his apartment without electricity or water, despite having paid the maintenance fees on time. He also noticed a broken door and recorded a video to document the state of the property.

"The Covid pandemic happened and it took them four years to deliver it to me. They painted a picture that the place was incredible, that in Tulum the value would increase in a few years, and nothing," he stated.

De Nigris was particularly irked by the lack of response from the complex's management after he completed the purchase. He claims this lack of attention is common among the buyers of the 60 units in the development.

"There is no management, they sell it to you and put just anyone to administer it, it's like a scam; there are 60 apartments in the development," he said.

He also noted that the promised increase in the apartment's value did not materialize and that the Tulum market is saturated with around 85,000 units available, causing a drop in rental prices.

"There are too many apartments and prices keep dropping. They promised me the rents would be high, but in the low season there are people paying up to 600 pesos per night; it's a scam, I'm losing," he said.

Frustrated, de Nigris plans to visit the company's offices in Monterrey soon to demand a solution. His statements have since gone viral on social media, prompting some users to investigate the property he bought.

In past videos shared by de Nigris, it can be seen that his apartment features a pool view, a jacuzzi on the terrace, a living room, kitchen, and two spacious bedrooms.
