The final quarter of 2024 saw vacation rental rates in the Mexican Caribbean remain relatively unchanged from the start of the second quarter. The average rate increased by a mere 10.6 pesos. As per the Quintana Roo State Tourism Secretariat (Sedetur), there were 23,957 active rentals across 13 tourist destinations in the state's 11 municipalities as of October 2024. The average rental rate stood at 3,214.5 pesos.

In June 2024, there were 26,471 active holiday rentals with an average occupancy rate of 46.7% and an average rate of 3,203.9 pesos. These rentals are available through various digital platforms such as Airbnb, Vrbo, OneFineStay, and HomeAway. The offerings range from entire properties to private or shared rooms.

The tourist destinations with active rentals include Playa del Carmen, Cancún, Tulum, Cozumel, Akumal, Holbox, Bacalar, Puerto Morelos, Puerto Aventuras, Chetumal, Mahahual, and Felipe Carrillo Puerto. Isla Mujeres, however, reported no available vacation rentals.

Akumal had the highest average rental rate at 5,400 pesos, followed by Holbox at 3,900 pesos, and Tulum at 3,800 pesos. Sedetur reports show that Cancún had the most active rentals, with a total of 7,300.

The occupancy rate for vacation rentals at the start of the third quarter of 2024 was above 40% for all tourist destinations, except Felipe Carrillo Puerto, which had a 39% occupancy rate. Cancún and Playa del Carmen had the highest occupancy rates at 54% and 53% respectively, the only two destinations with more than half of their vacation rentals occupied.
