Exciting New Housing Projects Coming to Solidaridad and Puerto Morelos

In response to the population growth in northern Quintana Roo, two significant real estate projects are set to construct over 1,200 homes in the municipalities of Solidaridad and Puerto Morelos. The larger of the two, the "Marsella IV Residential Subdivision" in Playa del Carmen's urban area, plans to offer 1,019 new homes. Led by "Industrias Curator", the project includes 811 two-story houses and 208 apartments spread across 26 buildings near the Villa Maya Riviera subdivision. The aim is to provide affordable housing for middle and lower-middle-income individuals, with loan access through the National Housing Fund for Workers (Infonavit).

The complex will span nearly 27 hectares of land, with "Brisa" single-family homes and additional units in buildings named "Salamanca" (137 units), "Lisbon" (195), "Barcelona 1 and 2" (88), and "Provence" (303). These units will range from 67 to 87 square meters in size. The development will also include 25 lots for equipment, 14 for green spaces, and three for commercial activities. It will feature urbanization services, electricity, drinkable water, and rain and sanitary drainage. The project details are outlined in an Environmental Impact Statement application currently under review by the Ministry of Environment and Natural Resources.

The second housing project, the "K'Uub 2 Subdivision", plans to develop 186 lots across 10 blocks on a 7.89-hectare plot, located 1.5 kilometers from the "Cenotes Route" in Puerto Morelos. "Everland Real Estate Development" intends to assign 117 lots for residential use and 69 for commercial use, with an estimated investment of 26,876,353.65 pesos. The construction is expected to span six years. The development will also feature three blocks of green spaces and infrastructure for drinkable water, sanitary and storm drainage, public lighting, and internal roads. The site is conveniently located 4 km from the beach, a 15-minute drive from Cancun International Airport, and 2 km from the Maya Train station.

The land is zoned for mixed-use, allowing for commercial and residential development with a density of 50 homes per hectare. It is situated within the sphere of influence of the Mexican Caribbean Biosphere Reserve, which is 4.5 km away. The project is currently undergoing environmental procedures to secure a change of forest land use through an Environmental Impact Statement. The municipality of Puerto Morelos, with a population of 26,921, is the newest and second least populated entity in the region, only surpassed by Isla Mujeres, which has a population of 22,686.
