The Department of Sustainable Urban Territorial Development (Sedetus) has begun offering land in Cancun, Cozumel, and Chemuyil for the construction of homes under the Well-being Housing program. This initiative, led by President Claudia Sheinbaum Pardo, aims to provide affordable housing for low-income families. The head of Sedetus, José Alberto Alonso Ovando, revealed that Quintana Roo's goal is to build 36,000 homes as part of a national project aiming to construct one million units. For this year, the plan is to build 2,600 houses through Infonavit and Fovissste.
The Well-being Housing program prioritizes states with the highest housing deficits. Approximately 60% of the homes are estimated to be built in the southeast of the country, using a mix of public and private investments. Federal subsidies are also being provided to facilitate access to credit.
Alonso Ovando stated, "We are offering land in Cancun, Cozumel, Chemuyil, and Tulum, and exploring options in Puerto Morelos, Akumal, and Chetumal. These are areas where the state has territorial reserves for construction. I encourage families without housing or land to stay informed about this program." Sedetus will also soon provide information about subdivisions that comply with state regulations, ensuring safe investment for citizens. A certification process is being considered to provide additional assurance to buyers.
Simultaneously, Sedetus is cracking down on irregular developments. This year, 70 housing developments in Quintana Roo have been shut down due to urban development irregularities and the sale of lots without permits. The department is monitoring the Benito Juarez area to identify real estate companies selling land without authorization. Alonso Ovando urges citizens to confirm the legality of any purchase before making payments.
He emphasized the importance of consulting with municipal and state authorities to ensure that the lots have the necessary licenses and permits. Without these, buyers risk losing their money on lands where they cannot build or live.
