Luxury Real Estate Boom in Riviera Maya & Benito Juárez

Cancún and Playa del Carmen are predicted to be the hotspots for real estate growth in Quintana Roo by 2025, according to industry research. The market is expected to be dynamic with new opportunities, and a 50% surge in developments in Cancún is anticipated in the first quarter of the year. This growth is largely driven by the North American market, says Patricia Mora Vallejo, former president of the Mexican Association of Real Estate Professionals (AMPI) in Cancún.

Data from the Southeastern Mexican Association of Real Estate Professionals (AIS) shows that Quintana Roo was the second state nationwide in terms of real estate value growth in 2024, with a rate of 12.5% annual increase in value. Benito Juárez and Solidaridad ranked third and fourth nationally with increases of 13% and 12.6% respectively.

The growth spans hotel, tourist, and residential infrastructure. In 2025, Cancún is projected to have eight new real estate developments, including luxury hotels and residences, as well as innovative high-end real estate concepts in the city and the Riviera Maya. América Vega, from Riviera Maya Real Estate Investments, highlights that exclusive developments in Puerto Cancún surpass 15 million pesos. These properties include amenities like spas, restaurants, tennis courts, and gyms, ensuring privacy and high investment value. Residential tower projects on Colosio Boulevard are expected to revitalize the area.

The increase in value in areas near the railway project in both Cancún and Playa del Carmen will be a significant factor in the expansion of the vacation rental market. Eco-luxury developments that combine sustainability and exclusivity are expected to be the most sought-after, primarily by international buyers. In areas like Huayacán Avenue, the average price per square meter is around 38 thousand pesos, while in Puerto Cancún and Costa Mujeres it can reach up to 75 thousand pesos. More people are seeking properties that blend nature, sustainability, and wellbeing. Developments with green spaces, spas, gyms, and yoga facilities are becoming increasingly popular, reflecting a trend in the Riviera Maya towards a healthy lifestyle in harmony with the environment.
