Solidaridad Government Reduces Housing Density for Sustainable Growth

In a bid to prevent over-densification, the Solidaridad government has decreed that only 75 houses can be built per hectare, a significant reduction from the previously allowed 120. Mayor Estefanía Mercado emphasized that this move aims to ensure territorial planning aligns with the city's needs and image.

The decision was made during the Fourth Extraordinary Council Session, held in the Leona Vicario hall on December 4. The council unanimously approved the change of land use for six municipality-owned properties. Mayor Mercado reiterated that the days of constructing 120 houses per hectare, as was the case in Villas del Sol, are over.

She also stressed that developers interested in investing in Solidaridad must adhere to the new limit of 75 homes per hectare. Furthermore, Mayor Mercado expressed her administration's preference for vertical construction, arguing that horizontal expansion is not sustainable in the long run, both for the environment and for the urban image of Playa del Carmen.

"Sustainable investment that aligns with our environment and the urban image we want to present to residents and visitors is crucial for us," she said.

Mayor Mercado also discussed plans for a Housing Institute in Solidaridad, a project that has been in the works since the campaign. "We are taking it step by step, addressing the main issues first. But by next year, this municipality will have its own Housing Institute," she assured.

Regarding the approval of land use changes for parcels 108, 142, and 186, as well as properties named Poligono, section 5, block 01; Lot 01-3, block 001, on Paraiso Avenue; and Lot 05, block 321, on 43 Sur Street, Mayor Mercado noted that no projects are currently planned. However, some may be considered in the 2024-2027 Municipal Development Plan.

The Council has requested the Secretariat of Territorial Ordering of Solidaridad to process construction licenses, ensuring they comply with environmental measures.
