Two projects in Quintana Roo, one in Cozumel and another in Puerto Morelos, are currently seeking Environmental Impact Statement (MIA) approval. The General Director of Environmental Impact and Risk (Dgira) and the Secretariat of Environment and Natural Resources (Semarnat) are overseeing the review process.
The first project, "Pedestrian Connectivity between the Shopping Centers of the International Cruise Terminal and Park Royal in Cozumel," involves the construction of an underground pedestrian walkway. The walkway will feature a tunnel under Av. Rafael E. Melgar and two transition areas for ascending and descending to connect both shopping centers.
The primary goal of the project is to ensure continuous pedestrian traffic between the two shopping plazas, improving safety by preventing pedestrians from crossing a heavily trafficked road. The project will also enhance the experience of cruise ship passengers and visitors to the area.
Managed by SSA Mexico S.A. de C.V., the project, with file number 23QR2024TD100, plans to build a 105-meter-long tunnel under the municipal road. The tunnel's structural design will be a concrete box, crossing under the main avenue and part of a small plaza. Access areas will feature an open box housing fixed concrete stairs and mechanical ramps.
The project requires an investment of $88,000,000.00 MXN (eighty-eight million pesos), with an estimated $5,000,000.00 MXN (five million pesos) allocated for prevention and mitigation measures. The project's timeline spans 24 months, including all phases and traffic treatment for vehicles and pedestrians.
The second project is a six-level apartment building in the coastal area, designed to provide quality accommodation for tourists and visitors. The building will feature modern, fully-equipped residential units, a lobby, three swimming pools, a communal roof garden, parking, and a main entrance.
This project, promoted by Kaab Tulum Sapi de CV and named "Manglares Puerto Morelos," is registered with Dgira under file number 23QR2024TD101. The building will be located in the "Ojo de Agua" subdivision on Andrés Quintana Roo street.
