In Playa del Carmen, the developer behind the Mayakoba City project has unlawfully cleared 39 hectares of jungle. The developer sought permits for a land use change only after the deforestation had taken place, in order to commence the fourth phase of development. This phase is planned for the northern part of the Solidaridad municipality.

According to an Environmental Impact Statement (EIS) submitted to the Secretariat of the Environment and Natural Resources (Semarnat), the project aims to extend to the northern outskirts of the municipality. This area is known for its 'diamond zone' developments.

The project is backed by a trust established through Invex Bank. It is estimated that the developer plans to construct around 15 towers, pending approval from the federal agency.

Over time, the developer has consistently sought permits from Semarnat to continue expanding the master plan. The current plan is to extend closer to the entrance of the Campeinos Unidos community, which is now along the route of the Maya Train.
